ABSI was retained by DEL Management Solutions Inc. to perform a detailed building envelope assessments including exterior wall cladding, balcony slabs and guardrails and provide a strategy, and design for exterior wall restoration at 100 and 110 Unity Road, Toronto, ON.

ABSI provided:

The project was phased over two years. Balcony slab repairs, balcony railing replacement and exterior masonry wall repairs were carried out.

Toronto Community Housing Corporation (TCHC) retained the services of Accent Building Sciences Inc. (ABSI) to perform a Roof Rehabilitation and Replacement at Humber Boulevard, located at 121 Humber Boulevard, Toronto, Ontario.

The Humber Boulevard development consists of a mixed group of buildings. The development has a high-rise building, complete with underground parking, and a group of town house blocks.

Our scope of services included destructive and non-destructive inspections and testing on the existing roofing assemblies, including cut tests to determine the composition of the existing roof assemblies and their conditions. A final report was provided that detailed our findings, provided recommendations for repairs and on- going maintenance, and provisional budgets for all recommendations and future planning.

ABSI provided full design, contract documents and contract administration for an entire roof replacement including the metal capping/finishes along with a new walkway, railings and ladders.

The Regional Municipality of York retained the services of Accent Building Sciences Inc to perform a Building Condition Assessment. The property consists of 18 sites with a total unit count of 1,496 and approximately 1,778,943 square feet of building area.

The Regional Municipality of York owns and operates 42 housing sites through its subsidiary Housing York Inc. York Housing was established in 2003 and supports more than 4,000 tenants, nearly 2,800 units, and occupies 2.5M sqft of building area. The Region also provides supports to 40 privately owned housing providers across 49 sites.

ABSI was retained by DEL Management Solutions Inc. to perform a detailed non- destructive building envelope assessment, exterior wall rehabilitation and roof replacement at Parkview House Co-operative.

The building is an 8-storey apartment building located at 6101 Bathurst Street, Toronto ON, built in 1983/1984. The Board of directors and property management identified a need for conducting comprehensive investigation of the building envelope including all walls, windows, and associated details to determine the root cause of various damages observed and establish a strategy to rectify existing deficiencies and provisional budgets.

Accent Building Sciences Inc. produced a Class 2 Reserve Fund Study for YRCC 628. The building is referred to as “York Med” with 47 units which was built in 1987. The building is a 4 storey medical office building. This Reserve Fund Study produced a database on the condition of the facility’s properties, identifying the physical adequacy of construction, material, and equipment and outlining the life cycle of all building components.

Toronto Community Housing Corporation (TCHC) retained the services of Accent Building Sciences Inc. (ABSI) to perform a Roof Rehabilitation along with Balcony Repairs and Railing Refurbishment at Queens Plate (2-16-Storey Residential Buildings), located at 900-910 Queens Plate Drive, Etobicoke, Ontario.

ABSI provided Condition Assessment for the Balcony Repairs and Railing Refurbishment, and provided a comprehensive report, estimates and life-cycle analysis for a renewal and repair program. ABSI review deficiencies of Balconies (balcony slabs, dividers, guard railings, bird netting), Shear Walls (Balcony shear/ end walls, bricks, joints/sealants), Roof Parapet (Sheet Metal Flashing), Roof Anchors and Entrance Canopy Roofs.

Accent Building Sciences Inc. produced a Class 2 Reserve Fund Study for YCC 89, located at 615-629 Rathburn Road and 425- 431 Mill Road, Etobicoke, ON. This Reserve Fund Study produced a database on the condition of the facility’s properties, identifying the physical adequacy of construction, material, and equipment and outlining the life cycle of all building components.

Accent Building Sciences Inc. produced a Class 1 Reserve Fund Study for TSCC 2142, located at the Dovercourt-Wallace- Emerson Junction neighborhood at 20 Fondry Avenue and 25 Turntable Crescent, Toronto, ON. The condos were developed by Emsatec Canada and are currently under the management of Times Property Management and were built between 2013-2014. The 3-storey condo property consists of 84 townhouse units
